Park has well water and has never ran out. We did put a new pump in about 3 years ago
Each trailer has its own septic system.
To add more trailers, you would need approval from the planning board
Most trailers were built in the 70's and we do have the titles. One trailer is 1980.
Park includes 1 Camper spot. This has a separate electric meter, and water hookups.

CONDITION OF TRAILERS .......
They are old trailers, but they do pass Hud/Section 8 inspections. and we have 3 units currently rented through Section 8/Hud
Most trailers could use new under-pinning
All trailers have Stove, Refrigerator and Washer/Dryers
All have Electric Heat and Monitor ( Kerosene ) heaters
4 Units have 3 Bedrooms and 6 are 2 Bedroom units
MAINTENANCE .......
Heat - Almost all of the homes have electric heat and Monitors ( kereosene ).
When the monitor heaters need servicing, the cost is usually under $100. There are 2 local companies who do this work
Road - The neighbor has a tractor and scrapes the road when needed at a reasonable charge.
WINTERIZING - Most of the homes have pex water lines. This type of pipe is more resistant to freezing and busting.
When a trailer is empty during the winter, we turn off the water, flush the toilets, and open all of the facuets.
We pour RV Antifreeze into the toilet tank and bowl and in each drain so the traps do not bust.
Most of the time this has worked well.
Yard - We hire a mowing crew who mows every 2 weeks. They will mow as often as you want
APPLIANCES - Sometimes stoves can be repaired by changing the plugs or burners.
We dont repair refrigerators. When needed, we call Lowes Hardware and order a new one. They will install and set the old one outside.
MATERIALS - Setup a charge account at Blevins Hardware ( Parkers ) where your maintenance guy can get the supplies and materials needed.
Sometimes you will have a renter who is willing to make a repair if they have the supplies.
MOWING - Continue with the same mowing crew, its the best deal we have found
